Season Calendar
The roof’s seasons and the rain’s, on one calendar.
Spring establishment checks, summer irrigation, the autumn cut-back, the annual inspection of every stormwater structure and the checks you add after a heavy storm: Manteverde is built to keep each client’s maintenance agreement on one Season Calendar, visit by visit, crew by crew.

The planting sets the roof’s rhythm. The rain sets the rest.
One maintenance agreement, Northgate Commons, laid across its year. The roof’s visits follow the planting: establishment in spring, water in the heat, the cut-back in autumn. The stormwater work follows the agreement and the weather: the annual inspection of each structure, the cleanouts your readings call for, and the checks you add when a storm has been through.
- Spring establishment check on the roof
- Summer irrigation check in the heat
- Autumn cut-back and drains cleared
- The annual inspection, all 13 structures
- Checks you add after heavy rain

The months are yours to set, per property: south of the equator the roof’s year runs the other way round, and a dry-summer roof is watered on a different rhythm from a wet one.
The maintenance agreement
An agreement becomes a series of visits, each with its own record.
Set the agreement once and Manteverde lays out its visits. Each visit is created up front with its work and its price, so the crew, the record and the invoice all start from the same place.
- 01Set the roof’s visitsThree roof visits a year for GR-A, in the months you choose. Each one carries the roof’s zones and the Living Roof Report that goes with it.
- 02Book the annual inspectionOne visit for all 13 structures, each inspected by the protocol for its type. Dana Ortiz, the inspector who signs the reports, is on it.
- 03A visit for every occurrenceEvery visit in the series exists from the start, with its date, crew, work and price. Move one, and the others stay where they are.
- 04Stop or cancel without touching the pastCancel a single visit with a reason, or stop the visits still to come. Visits already completed, invoiced or paid don’t change.
- 05Your client hears it from youAs soon as a visit is booked, the property manager receives a booking email under your company’s name. Started, completed and canceled emails follow the visit.

The month
October: the cut-back, the inspections and the leaves.
Every property your firm looks after shares one calendar. October is the busy one: roofs cut back before winter, annual inspections due, and leaves arriving at every inlet before the autumn rains.

After the storm
A heavy night of rain. By morning, the checks are on the schedule.
When a storm has been through, you decide which structures need a look: the swale that ponds, the basins that catch the most, the vault inlet, the pond’s outlet, the outfall your crew just repaired. Add the post-storm checks and they land on the next morning’s schedule, in the order the crew will walk the site.

Manteverde doesn’t watch the weather for you: there is no rain gauge, sensor or weather feed at launch. You add the checks; Manteverde puts them on the schedule and keeps each one on its structure’s record.

Handover
A developer’s new roof: the first season on record.
A newly planted roof needs closer care while it establishes, and a clear record for the day it is handed over. Book the establishment visits as a series that ends on the date you set, then the handover inspection, then the maintenance agreement with the building’s owner.
